Pentre Awel is a ground-breaking development located on an 83-acre site in Llanelli, Carmarthenshire. This ambitious project is the first of its scope and size in Wales, designed to integrate leisure, business, health, research, education, assisted living and hotel facilities in one location. Based around a Work-Learn-Live-Play concept, Pentre Awel will create a unique ‘ecosystem’ for health and life sciences across 4 developable zones.
Led by Carmarthenshire County Council, the project is being delivered in partnership with Hywel Dda University Health Board, Swansea University, the University of Wales Trinity Saint David, Cardiff University and Coleg Sir Gar.
A £96m investment, the first phase – Canolfan – is scheduled for completion in Spring 2025 and will provide over 2,600m2 of dedicated incubation and acceleration space for businesses within life sciences, health, wellbeing and social care. Canolfan will also include a community healthcare centre run by Hywel Dda University Health Board, Tritech research facility, education and training spaces – including Swansea University’s Health & Wellbeing Academy, swimming pools and hydrotherapy pool, sports hall, gym and multi-purpose studios. These facilities will be complemented by a café, meeting/collaborative working areas, car park, a 1.38km lakeside walking and cycle path and extensive landscaped public spaces.
Canolfan will offer businesses and organisations a flexible mix of accommodation, ranging from smaller cellular offices at c. 200ft2 to medium and larger suites at c.1,500ft2.
For businesses seeking larger workspaces, Canolfan will provide access to ‘shell and core’ floorplates that can be customised to meet your specific design and fit-out requirements. These range from 3,617ft2 to 7,244ft2.
It is expected to create over 1,800 jobs and generate significant economic benefits, estimated to boost the local economy by £400 million over the next 15 years.
