The proposal features a highly sustainable single terrace of five industrial units each containing their own work area, office accommodation and staff facilities which delivers on the de-carbonisation agenda and achieves net zero carbon in operation. The terrace is flexible to allow for the occupation of a variety of businesses within the eligible business classes.
The building is divided into five units which allows each one to function independently:
- The ground floor contains the main work area which houses a tea point for staff, an accessible toilet, office, electric cupboard and plant room. External staff breakout amenity areas are offered to improve staff welfare;
- Vehicular and pedestrian access to the site is from the existing junction on the A40 which leads into the Beechwood Industrial Estate;
- Allocated car parking spaces, which include van, standard and EV spaces are provided to each unit. Accessible spaces are unallocated and are distributed evenly across the site.
- Motorbike spaces, bicycle storage and a communal refuse area is also included within the Car Park / Delivery Area;
- The proposal has been developed to allow for HGV vehicles to turn within the site and load / unload within a designated bay;
- Sustainable drainage principles such as rain gardens have been implemented throughout the proposal to facilitate on-site surface water attenuation.
